Situated in 2.5 acres of its own grounds, overlooking fields and woods, the house is a short distance from the village of Sabadel-Lauzes, 14 km from the village of Vers where the River Vers runs into the Lot Valley. The Vers provides a pleasant location for picnics, paddling and trout fishing. It also has the excellent ‘Truite Dorée’ restaurant run by the same family for six generations. The lovely valley of the Célé is 10km away at Cabrerets, where the cave paintings at Peche Merle and a little further on, the open air museum at Cuzals are worth visiting.

The owner has given much thought to Borie’s modernisation, creating a refreshing sense of lightness and space. Downstairs an entrance hall opens onto the terrace in front of the house, where there is a loggia covered in honeysuckle and wisteria. Off the hall, to the right, is a well-equipped open-plan kitchen/dining room. The kitchen has a dishwasher plus microwave (as well as an ordinary oven) and in a utility room is a washing machine and dryer. There is a separate wc opposite the entrance hall. To the left is a well-furnished sitting room, with sofa and 3 armchairs grouped around the fireplace. The house has a satellite TV, a CD player and a telephone. From the sitting room an open tread staircase leads up to a double bedroom which has an en-suite bathroom/wc; from the other end of the sitting room stairs go up to a shower room/wc, a double bedroom and a twin bedroom (beds can be out together as a double) that is unsuitable for young children since it has a first floor terrace with drops. The house also has a low sided cot and heating.

Outside there is a wide gravel terrace running along the front of the house to a paved terrace, leading to a loggia under which to dine. There are steps down to a 9m x 4.5m swimming pool to which a sliding roof has recently been added which can partly or wholly cover the pool.

Broadband wi-fi available at this property providing clients with free access via their own lap top.

There is satelite t.v, but please note that the English language channels are limited to free channels like CNN. You will not be able to receive sky sport.
